WHY REAL ESTATE INVESTMENT MAKES GOOD “CENTS”

Have you been thinking about investing in real estate?

Would you be surprised to know that investment property loans are probably the easiest loan to qualify for of all loans? Can you guess why?

Well, the short answer is that you are not adding any loan payment to your qualifications.  This means you are not compromising your debt-to-income ratio.

Your debt-to-income ratio is all your monthly debt payments divided by your gross monthly income. This tells a lender what your ability is to manage the payments you make every month that repay money you have borrowed. As noted above investment loans do not affect this measure of financial health.  This is one of the reasons these loans are easier to qualify for.  What else do you need to qualify for an investment property loan?

You need a down payment and a good credit score (640).  As with most loans, the better your credit score is or the more money you put down, the better your interest rate is.  Are you beginning to see the possibilities of becoming an investor?

You will also  need 20% down.

You can purchase a single-family home, a condo, or 1-4 units. Mobile homes do not qualify to be in this loan program.
